Leasing Services

Pre-Marketing
- A current rental market analysis to determine the maximum rent potential for your property.

Marketing the Property
- Install a lockbox for convenient showings.
- Advertise on top real estate rental websites for maximum exposure.
- Answer lead calls 24/7 and return messages within 1 hour.
- Provide guidance on adjusting rent based on market response.
Screening the Applicant
- Conduct detailed background checks, including credit, eviction, and criminal history.
- Verify employment, income, and previous rental history.
Move-In Procedures
- Re-key the property with a licensed locksmith before tenant move-in.
- Execute lease agreements and housekeeping documents.
- Conduct a detailed move-in inspection.
- Collect and secure the tenant’s security deposit in escrow.
Leasing Fee
- 50% of one month’s rent for tenant placement.

Money Management:
- All funds deposited into an escrow account managed on your behalf.
- Monthly payments and cash flow statements delivered electronically between the 5th–10th.
- A secure owner portal for 24/7 access to financial information, notes, and property-related documents.
- Year-end cash flow statements and 1099s for tax preparation.
Tenant Management
- Enforce lease terms and handle rent collection.
- Assess and collect late fees, and handle NSF checks.
- Manage HOA violations, eviction processes, and move-out inspections.
Property Management
- 24/7 tenant support and emergency services.
- Handle maintenance requests and hire pre-screened vendors and contractors.
- Schedule biannual property inspections and oversee preventive maintenance actions.
Lease Renewals:
- Send renewal paperwork 60 days prior to lease expiration.
- Implement a 2–5% rent increase or adjust based on current market rent (with owner approval).
Monthly Management Fees:
- $119 per property per month for one property.
- $109 per property per month for two properties.
- $99 per property per month for portfolios of 3–10 properties.
- For portfolios greater than 11 properties or to discuss other options, please contact us directly.
Lease Renewal Fee:
- 25% of one month’s rent (minimum $399; maximum $1,000).
Our Guarantees
We are confident in our services and stand behind our work:
- No Management Fee: If your tenant doesn’t pay rent.
- Reduced Vacancy Fee: $0.00 management fee while the property is vacant.
- Tenant Replacement Guarantee:
- Free replacement if the tenant defaults within 3 months.
- Replacement for $475 if the tenant defaults within 6 months.
Exceptions apply for military relocations and early termination by the owner.
