Marketing the Property
- Install lock box for easy showing
- Post on top real estate rental websites to maximize exposure to your property
- Answer lead calls 24/7 and return messages within 1 hour
- Advise on whether asking rent should be adjusted based on market response
Screening the Applicant
- Pull credit report
- Pull Eviction report
- Verify bankruptcy information (if applicable)
- Pull criminal history background
- Check sex offender registry
- Advise on whether asking rent should be adjusted based on market response
- Verify employment and proof of income
- Verify previous rental history
Move-In Procedures
- A licensed locksmith will re-key your property prior to move in
- Review and sign the lease and housekeeping documents
- Perform Move-In Inspection
- Collect Security Deposit, which is held in escrow with management.
- Turn over new keys to the new tenant
Management Services
Money Management
- All monies from your property(s) go into an escrow account maintained for you
- All payments and cash flow statements will be electronically disbursed on the 5th - 10th of each month, depending on when rent is received
- Provide online portal for owners to log in and pull account information, financial information, notes and documents related to property(s) 24/7
- Provide Year End Cash Flow statements and 1099s for tax preparation
- Uphold a strict and well-run rent collection policy and procedure
Tenant Management
- Enforce the Terms of the Lease
- Collect rent
- Assess and collect late fees
- Handle bounced/NSF checks
- Handle eviction process
- Handle HOA violations

Property Management
- Handle all tenant calls regarding property
- 24 hr Emergency service
- Handle all maintenance issues

- Oversee Termite Bond program
Money Management
- Send out renewal paperwork 60 days prior to lease expiration
- When the tenant renews, there is a 2-5% rent increase and/or based on current market rent, we will communicate with the owner prior to.
- Handle Negotiations between tenant and owner (if needed)
- Provide an up-to-date rental market analysis (if needed)
Fee Schedule
Procurement Fee
- One-time fee equivalent to first month's rent after new tenant moves in
Monthly Management Fee
- 10% if rent is under $1,200
- 9% if rent is between $1,200 - $1,349
- 8% if rent is between $1,350 - $1,699
- 7% if rent is between $1,700 - $2,999
- 6% if rent is between $3,000 - $4,999
- 5% on any rent over $5,000 -
- *Minimum fee is $85/month; Maximum fee is $300/month
- *Additional fees and charges may apply for International owners
Guarantees
- You pay no management fee if the tenant does not pay rent
- You pay a $55 management fee while property is vacant
- If your tenant defaults on lease within 3 months, we will replace the tenant free of charge. If your tenant defaults on lease within 6 months, we will replace the tenant for 35% of the rental amount as a procurement fee.
**Exceptions: If a tenant moves out due to the following reason we still charge our normal procurement fee to replace the tenant: Military-ordered relocations, and early termination on the owner's part.**

- We can always do more than simply leasing of course, it is entirely up to you how much or how little you want to be involved. We will communicate and work alongside you to make sure things are done the way you want. If there is a certain service that you'd rather have us handle such as evictions or managing contractors, please let us know and we'd be happy to give you a proposal.
