Can you hold a place before I apply?
No, you must apply. If approved, you will have 24 hours to secure your approval to secure property with a HOLD DEPOSIT, which will be applied to the SECURITY DEPOSIT. Otherwise property will be offered to the next approved applicant. -
Do I pay first month’s rent and last month’s rent with my security deposit?
You will be required to pay full first month rent, prorated rent amount, security deposit, and non-refundable move-in admin fee. -
How old do you have to be to apply?
Must be 18 years of age. -
Is the deposit refundable?
Deposit will be refunded based on lease details. -
You have a property I want to rent. How do I apply?
Apply online at www.1spm.net or contact us for a link. -
How do I pay rent?
Via your resident portal. -
I want to get a pet. What do I do?
Check your lease to see if you are allowed to have pets, if you are not allowed and found to have a pet you will be fined according to your lease terms. -
I want to move out, but my roommate wants to stay. What do I do?

My lease expiration is coming and I want to move out. What do I do?
Please contact management 60 days prior in writing via the resident portal or by email notice@1spm.net. -
Who is responsible for paying for repairs & maintenance requests?
Owner is responsible for mechanicals, tenant related damages will be charged to the tenant and required to pay immediately.
